AI agents for property managers
Property management runs on a steady stream of small tasks: repair requests to sort, contractor invoices to match, owner reports to write and lease dates to track. I build AI agent systems that take on the repetitive part of that work, so your team spends its time on tenants, owners and buildings.
I'm based in Toronto. I built an agentic workflow for the QA team at a financial services provider that cut regression testing from two days to twenty minutes, and I bring the same discipline to every system: tested first, with people signing off.
Where AI agents help a property manager
Tenant and maintenance requests
Read the shared inbox, portal messages and web forms, sort each request into emergency, urgent or routine, pull out the unit and the details a technician needs, and hold anything that sounds unsafe for a person.

Match each contractor invoice to its work order and budget line, reconcile the clean ones and send every mismatch to whoever approves payables, with the reason attached.
See the example workflowOwner and board reporting
Draft the monthly owner or condo board report from your property system, with every figure linked back to the record it came from.
Lease and document admin
Pull renewal dates, rent changes and key clauses out of leases and agreements into one tracker, and flag what is coming up before it is missed.
Tenant notices and replies
Draft notices and replies to common questions in plain language, in the tone and templates you already use, waiting for a person to approve before anything is sent.
Owner and board meeting follow-up
After a meeting, list the actions with owners, draft the follow-up emails and propose times for the next one, all waiting for your approval.

Built for buildings with people in them
A missed repair or a wrong notice lands on a tenant. That shapes how every system is built.
- People approve what affects tenants
- Anything that touches a tenant's safety, a repair obligation or their tenancy goes to a person. The agent sorts, drafts and prepares. Your staff decide and send.
- It works with your current software
- The agent reads from and writes to the property management system, inbox and accounting tools you already use, rather than asking your team to move to something new.
- Tenant privacy is designed in
- Systems are built around PIPEDA and the privacy obligations that apply to you. Personal details stay out of logs and test data, and data can be kept in Canada.
- Every system is tested, and you own it
- Each one ships with a test suite built from your own past requests and invoices, so you can see how often it is right before it goes live. The code, prompts, tests and documentation are yours.
Questions property managers ask
- Will it reply to tenants on its own?
- Only if you decide it should, and only for messages you have approved in advance, such as acknowledging a request. By default every reply and notice waits for a person, and anything about safety or a tenancy always does.
- Does it work with our property management software?
- In most cases, yes. The first conversation covers what you use today, and the system is built to work with it through its integrations, exports or shared inbox, rather than replacing it.
- We manage a few hundred units. Is that too small?
- No. Smaller portfolios often feel the admin load most, because the same few people answer the phone, sort repairs and chase invoices. Systems are sized so an operations lead can own them after hand-over.
- How much does it cost?
- Projects are scoped after a first conversation about where your team's time goes. You'll have a clear number before anything starts.
- Do you only work with companies in Toronto?
- No. I'm based in Toronto and work with teams across Canada.
